The final piece of the puzzle for the prestigious Tuart Ridge
It’s an exciting time for residents of Tuart Ridge, Baldivis, as the civil works have commenced in preparation for the estate’s proposed village centre.
The future centre will be based on a main street concept, ensuring a warm, community feel. It will deliver supermarket shopping, together with the local convenience of a variety of specialty retailers and modern facilities.
Situated in the hub of the estate and alongside the Makybe Rise Primary School, the proposed centre will be a convenient location for all. Parents will be able to relax, shop and socialise in the one central location after dropping their children to school. Plus all residents can meet and enjoy the public piazza and impressive boutique environment. Opening its doors to the home buyers’ market in 2007, Tuart Ridge set a new bench mark in suburban living. It features numerous large parks, each with their own unique theme showcasing beautiful water features, walk and cycle paths, picnic facilities, floodlit tennis courts and a variety of creative playgrounds
With the estate’s Grand Finale released last month, the addition of the village centre will be the final touch to the prestigious community.

$119,000 raised for Autism West!
Over 5 gruelling days in May, Amex Directors Adam and Cameron Shephard participated for the 2nd consecutive year in the Gibb Challenge – a 700km cycling event from Derby to El Questro Station, along the infamous Gibb River Road in northern Western Australia.
The Gibb River Road is one of the most isolated, roughest, and dustiest roads in Australia. In the 2014 Gibb Challenge, Team Autism West of Adam & Cameron Shephard, Pat Ahern, Chris Newton & Jason Hick performed above all expectations. Not only did they cycle the entire 700km Gibb River Road end to end placing 4th overall (not that it’s a race) … the team raised a staggering $119,027.50 - the highest raising of any team in the challenge for the 2nd year running.
Weather conditions for the 2014 Challenge couldn’t have been better. After tropical downpours in 2013, this year Zeus looked down kindly on the dusty peloton, basking us in beautiful sunny days with light winds. That said, the Gibb River Road again lived up to its dusty and corrugated reputation – in some parts it was difficult enough keeping the cars from vibrating off the road, let alone the bikes! Day 1 saw Team Autism West grind out the 223km in 8:21 – nearly 40 minutes inside their 2013 time. By Day 4, the time differential was not quite as substantial – we put this down to the road conditions, though some may conclude the deterioration in performance may have been linked to the ever increasing nightly celebrations.
1 in 88 children are diagnosed with Autism Spectrum Disorder. All funds raised go directly towards Autism West, enabling them to provide these families with practical and emotional support and the tools they need to help their child reach their full potential and integrate effectively within their community.

$123,000 raised for Autism West
In late May 2013 over the course of 5 gruelling days, Amex Directors Adam and Cameron Shephard, participated in the Gibb Challenge – a 650km cycling event from Derby to El Questro Station, along the infamous Gibb River Road in northern Western Australia.
The Gibb River Road is one of the most isolated, roughest, and dustiest roads in Australia. This, coupled with unseasonal rains also made it one of the muddiest! The six-man Autism West Team, headed by Adam and Cameron, rode alongside 65 teams totalling 450 cyclists with 125 support vehicles. All of the participants had to endure nightly downpours, negotiate thick mud and suffer through long stints of corrugated dirt track in the unrelenting heat and humidity, and all in the name of charity.
Adam and Cameron’s team was successful in raising a grand total of $123,000 for Autism West; quite an achievement for a team of six. This total represents the largest amount raised by a single team in the 7-year history of the Gibb Challenge!
All funds raised will go directly towards achieving Autism West’s mission to “enrich the lives of people living with an Autism Spectrum Disorder”. Autism West aims to provide families with practical and emotional support and the tools they need to help their child reach their full potential and integrate effectively within their community.

Tuart Ridge is running the clinics again in first term of 2013, which commenced on February 13. The clinics are always well-attended, no matter how warm the weather. At the clinics, two experienced coaches from Peter Gerrans Pro Tennis Coaching teach three classes of up to 16 young residents the basics of tennis at the Tuart Ridge tennis courts. The weekly clinics last for an hour and will continue throughout Term 1 before graduation on April 3, 2013.
Class sizes are restricted to make sure every child receives individual attention and to enable the coaches to monitor their progress. This year we have 36 enrolments and a waiting list! The tennis clinics are provided free to residents as part of the community development program for the Amex Corporation development

Ripley Valley Project Update
Amex is pleased to announce that the first stage application for the Amex Ripley Project was submitted to the Urban Land Development Authority (ULDA) on 12th November 2010. This is a significant milestone for the project as it represents the culmination of approximately five (5) years work with the Ipswich City Council, the Queensland Government and key landowners in the Ripley Valley to achieve this. The ULDA anticipate issuing approvals in a relatively short timeframe (3-6 months) to enable construction to commence in mid 2011, thereby coinciding with the Premier's desire for commencement of delivery of affordable housing soon thereafter.
Ripley Valley Project Update
The Queensland Premier & Minister for Infrastructure and Planning jointly announced on 27th September 2010 that Cabinet had endorsed Ripley as an Urban Development Area (UDA). With an overall goal of promoting affordable housing, the endorsement is a significant step forward since the Premier's announcement in May 2010 for the Ripley Valley to be administered by the Urban Land Development Authority (ULDA). Effectively, this opens the way for development applications to be submitted to the ULDA for the initial stages of the Amex Ripley Project (ARP) and those applications are currently being finalised by the ARP team. The ARP team welcomes the Premier's announcement and looks forward to working closely with the ULDA and Ipswich City Council to procure the necessary approvals enabling development to commence in mid 2011.
Amex sponsors Kwinana Children's Choir
Amex Corporation has committed to a three year sponsorship of Kwinana Children's Choir in Western Australia.
The sponsorship will fund a Musical Director and uniforms for the children, as well as providing opportunities for the Choir to perform, according to Choir manager Tanya Dupagne.
"Amex's support will really help us to establish the choir on a proper footing," Tanya said.
"Our aim is to plug a gap in children's music programs in the Kwinana area, by providing a fun and structured musical outlet for children aged 6 to 12, under the guidance of a fully qualified and experienced Musical Director."
Two auditions have already been held, with 21 children selected for the Choir.
Musical Director Michelle Mrzyglocki is keen to see the children exposed to a wide range of musical styles, from traditional songs to new and current music.
"While developing musical ability is a key focus of the choir, we also want to make sure the kids have fun and enjoy their rehearsals and performances," Michelle said.
"This is why we make sure our repertoire includes a lot of popular tunes, as well as the more formal and classical songs that stretch the children's ability."
The Kwinana Children's Choir has the potential to make a real contribution to the community, according to Amex Corporation Director Cameron Shephard.
"We are really pleased to have this opportunity to sponsor the Choir," Cameron said.
"We believe it offers a real service to local children and fills a gap that no-one else is filling. It's relatively easy to get kids involved in sport but there are fewer opportunities to get your kids involved in music, and it is great to be able to support something that provides that choice."

Ripley Valley Update
Following the Queensland Government's Growth Management Summit (held in late March 2010), the Premier has recently announced a series of initiatives to manage growth in Queensland. In total, 22 new initiatives were announced across 6 priority platforms. The full details of the Queensland Government's response is available on their website: www.qld.gov.au/growthsummit
Arising from the Growth Summit is the recent announcement by the Premier for the Ripley Valley to be managed by the Urban Land Development Authority (ULDA). The emphasis for this decision is for affordable housing and to relieve the coastal fringe form further development pressures. The following media statement outlines the Queensland Government's intentions in this regard:
Amex Corporation looks forward to working with the ULDA, other State Agencies and the Ipswich City Council to commencing the Amex Ripley Project in the next 12-18 months.
Autism West –Team Sprint Cup
Amex was again a proud Partner Sponsor of the Autism West Team Sprint Cup. Held the weekend before the Rottnest Channel Swim, the Team Sprint Cup is a unique sprint swimming team event based on a 6 x 50m relay format, where teams can be formed through corporate ties, social groups, sporting clubs and families. While the Amex swim team was outclassed on the day, we were proud to participate in an event which raised over $110,000 for Autism West. These funds will support Autism West's ongoing work in providing families with the practical and emotional support they need to help their Autistic child reach their full potential and integrate effectively within their community.
Increased Demand for Lots at Tuart Ridge
Bringing forward a planned land release to meet pent up demand has proved successful at Amex's Tuart Ridge development in Baldivis, with more than half of the 20 Stage 6 homesites released selling in a weekend.
"This stage of Tuart Ridge is not due to be completed until early March, but we had so many people who registered their interest before Christmas that we decided to fast track 20 homesites to meet the demand," Amex State Manager Ian McKee said. "The response has been so strong that we intend to release further lots in Stage 6 prior to completion of construction works".
"The fact that these purchasers were prepared to wait three months for a homesite to become available in Tuart Ridge is a huge vote of confidence in the estate."
The homesites, which were released on Saturday 30 January, are in a premium location in the development, on elevated land with magnificent views across to the Darling Ranges. Priced from $185,000 to $265,000, the lots ranged in size from 533m2 to 736m2.
The development is appealing to purchasers who appreciate quality and see their family home as a major investment, according to Ian.
"We are seeing a lot of astute buyers coming in to Tuart Ridge who are actively looking for a development where their investment in their home is protected by strict design guidelines that ensure all houses are of a high quality."
"Purchasers are reassured that their neighbours' homes will be of a similar standard and quality as their own, creating attractive streetscapes and adding to the overall value of their investment."
The Tuart Ridge design covenants specify a minimum house size of 200m2, which is attracting purchasers who want to build a more substantial home with a higher quality specification.
The opening of the temporary Early Childhood component of the Primary School also marks a milestone for the estate, with a brand new permanent primary school for children from Kindergarten to Year 12 due to open at Tuart Ridge in 2012. The Primary School is adjacent to the Tuart Ridge village centre, which will become the heart of the Tuart Ridge community, featuring local shops, cafes and the school.
Valencia Springs Development Update
Following the successful sell out of Stage 7 in late 2009, Stage 6B commenced construction in mid January. Stage 6B encompasses 12 lots facing onto the existing central parkland. It will be connected to the main timber boardwalk effectively linking the north and south parts of the development via a pedestrian pathway system.
Amendment C37 to the Surf Coast Shire Planning Scheme
In August 2009, the Independent Panel appointed to consider Amendment C37 to the Surf Coast Shire Planning Scheme, re-affirmed the strategic direction for the Amex landholding which is situated within the 'land one kilomtere west of Duffields Road', by designating it as Torquay's 'Future Urban Growth Corridor'. Following consideration of the Independent Panel's recommendations, the Surf Coast Shire Council adopted Amendment C37 at its meeting in September 2009. Amendment C37 is currently with the Department of Planning and Community Development awaiting Ministerial sign-off.
Wellard - Major Milestone Achieved
A major development milestone was achieved in December 2009, with the Western Australian Planning Commission approving the rezoning of Amex's land to 'urban'. This significant achievement is the result of a collaborative approach from the Department of Planning, the Town of Kwinana and Amex's experienced project team, and now allows detailed planning and design to proceed. It is expected that the first lots will be released to the market in early 2011.
Valencia Springs Sells Quickly in Uncertain Economic Times
Upon release on Stage 7 at the end of October 2009, all 18 lots were under contract within 3 weeks. This was a remarkable achievement given the difficult state of the economy and the market in general at the time. Amex looks forward to delivering the next stage in the first half of 2010.
Ripley Valley Master Planned Area Structure Plan
In August 2009, Ipswich City Council resolved to approve and incorporate the Ripley Valley Master Planned Area Structure Plan as the new Part 15 of their Planning Scheme. The new amendment to the planning scheme became operational on 18th September 2009. The document now provides the statutory framework to enable the overall development intent for the Ripley Valley to be informed through the vision, themes and key development outcomes outlined. The first Neighbourhood Master Plan for the Secondary Urban Centre East is now expected to be lodged at Council in mid December 2009.
2009 Variety Charity Home at Tuart Ridge
Amex's sponsorship of the 2009 Variety Charity Home has been an outstanding success, with the stunning 4 bedroom, 2 bathroom home now sold to an excited purchaser. Variety WA Executive Director Michael Pailthorpe said "We hope to net up to $200,000 from the sale of the home, using that money to fund tangible equipment and projects like the recent Variety Malibu House (independent living centre) at the Malibu Special School in Safety Bay". In 2009, Variety WA has contributed almost $2m to individual children and their families, in addition to 78 different children's charities and organisations.
Strong Demand For Quality Residential Land in Baldivis
The resurgence of the second homebuyers into the Baldivis market has seen Amex accelerate their development program. Sales in the recent Stage 5 release have been better than expected with a number of purchasers upgrading from surrounding areas. The February 2010 release of Stage 6 is already attracting significant interest, so anybody interested should contact the Estate Sales Manager, Lorraine Anthony from the Satterley Property Group on 9368 9078.
Tuart Ridge Primary School
Work has commenced on the first stage of the Tuart Ridge Primary School that will result in temporary early childhood facilities opening in February 2010. The commencement of the school is a major achievement which has been made possible by the shared vision of the Department of Education and Training, the City of Rockingham and Amex Corporation.
Amex Tarneit Landholding Will Be Included Within the UGB During 2010
In December 2008, the Victorian Government released two integrated policy statements, - Melbourne @ 5 million and The Victorian Transport Plan. These documents outlined the vision and long term plan for managing Melbourne's future growth including the fact that around 284,000 of the new homes required over the next 20 years, will need to be built in the growth areas of Casey-Cardinia, Melton-Caroline Springs, Hume-Mitchell-Whittlesea and Wyndham. In response, the Victorian Government has proposed to shift the Urban Growth Boundary (UGB) to ensure there is a sufficient supply of land to accommodate projected the population growth and maintain housing affordability. As a result of this initiative, the Amex Tarneit landholding will be included within the UGB during 2010.
